A Real Estate Story from Roebling and Bordentown

Every real estate transaction has a story, but some stay with you a little longer.

Mr B’s is one I’ll always remember.

We first connected back in the fall of 2017 when he walked into our office at ERA Central Realty Group. He wasn’t looking for anything complicated; he just wanted help purchasing a bank owned property he had found in Roebling.

At that point, no one had been willing to help him. The price point was on the lower side and the property itself was in rough shape.


THE SITUATION

He was looking for more space for his family and had his eyes set on that one property.

When we sat down, I listened to what he was trying to do and started to understand the full picture. What stood out right away was that he was a cash buyer, which opened up some opportunities. At the same time, bank owned properties come with their own set of challenges.

They are not always straightforward, and they are definitely not always pretty.


THE PROPERTY + STRATEGY

We went to see the home, and to be honest… it was a hot mess. And there was no hiding that.

So instead of trying to push him in a different direction, we focused on what it was going to take to actually secure it.

I walked him through how bank owned properties work, what the process would look like, and how we needed to position the offer to give him the best chance.

We put together a strong, clean offer and the bank accepted.

What happened next is what makes this story.

He and his family went all in.

They put in a ton of sweat equity and completely transformed that house. They handled what they could themselves and brought in professional contractors where needed. I remember seeing it for the first time after they were done and just being blown away by what they had created.

That property became home.


THE EVOLUTION

From there, things did not stop.

They moved out of their Bordentown home and into Roebling, and we turned the Bordentown property into an investment property.

Over the years, we kept that property occupied and working for them.

Then, when they were ready to make another move, we went through the process again. Same mindset, same approach, continuing to build from what they started.

And that original property he came in asking about?

We still have it rented today.


THE RESULT

That first purchase, the one no one wanted to help him with, is now worth roughly four times what he paid for it.

More than anything, this one stands out because of the relationship that came out of it.

What started as a conversation in the office turned into multiple transactions, long term planning, and a friendship with him and his family that I truly value.
