Client Journey: From A Hamilton Family Home To Long Term Real Estate Investments

Every real estate story is different.

Some begin with buying a first home. Others begin with selling a longtime family property.

This one started with something much simpler.

Back in 2013, one of my first transactions with John involved helping him find a tenant for a rental property in Hamilton Township. At the time, I was still a newer REALTOR®, and neither of us knew that one rental property would grow into a professional relationship spanning more than a decade, multiple investment properties, a 1031 Exchange, and well over a dozen real estate transactions.

Looking back today, the properties certainly tell part of the story.

The relationship behind them tells the rest.


FROM FAMILY HOME TO A NEW CHAPTER

Selling John’s longtime family home marked the beginning of a new chapter and a long-term investment strategy.

By 2020, John’s real estate goals had changed.

After moving into an age-restricted community several years earlier, he continued using the Hamilton home where he had raised his family as an investment property. Eventually, the time came to sell 28 Apollo Drive and decide what would come next.

Rather than purchasing another single-family rental property, John wanted to simplify his investments while continuing to build long-term value.

That decision became the foundation for an entirely new investment strategy.


BUILDING AN INVESTMENT PORTFOLIO

The purchase of two Florence Tollgate condominiums marked the beginning of a new long-term investment strategy.

Instead of replacing one property with another, we focused on identifying investment opportunities that aligned with John’s goals.

Together, we purchased two condominium units in Florence Tollgate through off-market transactions. The properties required less day-to-day maintenance than a traditional single-family rental while continuing to provide strong long-term potential.

Like many real estate investments, not every part of this journey went exactly as planned.

Shortly after one purchase, a fire in the building significantly delayed occupancy. Although that property could not generate rental income as originally expected, changing market conditions eventually created an opportunity to sell at a favorable price.

Sometimes successful investing is just as much about adapting to changing circumstances as it is about making the initial purchase.


ADJUSTING THE STRATEGY

A 1031 Exchange allowed the investment strategy to continue with two Ravenscroft condominium properties in Hamilton Township.

As the Florence properties appreciated, we discussed the next step.

Rather than simply selling and ending the investment journey, John chose to complete a 1031 Exchange, allowing him to reinvest in two condominium units in Hamilton Township while continuing to defer capital gains taxes.

Those two Ravenscroft condominiums continue to provide long-term rental income today.

It’s a good reminder that long-term real estate planning often evolves over time. The right strategy isn’t always about buying more properties. Sometimes it’s about repositioning investments to better match changing goals while protecting long-term value.


MORE THAN THE TRANSACTIONS

After more than a decade and numerous transactions, the relationship remained just as important as the investment results.

One part of John’s review has always stood out to me:

“He has always been available by phone, text, or in person to remedy my worries.”

That sentence means every bit as much to me as the investment results.

Buying, selling, and investing in real estate naturally brings questions. Tenants call. Repairs happen. Markets change. Plans evolve.

Being available long after a closing has always been an important part of how I approach my business because the relationship shouldn’t end when the paperwork is signed.


LOOKING BACK

One detail makes this story even more meaningful for me personally.

I’ve actually known John since I was a kid. He raised his family next door to where I grew up, and he and my mother even shared the same birthday.

Years later, having the opportunity to help guide his real estate decisions through multiple stages of life has made this relationship especially rewarding.

Watching someone move from managing a single rental property to building a thoughtful long-term investment strategy has been a privilege to be part of.
